  Mrs. :me:  In over 50 years in plumbing I have never replaced a burner or controls.  Every water heater I have replaced has been caused by leaks.  The longest lasting heaters I have found are electric water heaters.  I have found that when one of these electric heaters stop working it's because of an element burned out which are easy to replace.

  The oldest electric water heaters that I have replaced was 26 years old.  It was put in the house when it was built.  It had water softener from day one.  It was a 50 gallon and after I drained it, I was able to lift it out of the closet it was in.  Gas water heater will not last anywhere near this long.   :yes:

I have had to replace controls in gas water heaters as well as elements in elec water heaters. The only water I've dealt with that leaked was an elec one. Personally I prefer gas water heaters because they recover faster and are more energy efficient. Like everything else it depends on how they're taken care of and with water heaters you can't run the gas ones as high as they'll go and expect them to last very long but if they're kept at a reasonable temp and drained at least every couple of years, one is better, or use a water softener they'll last a good long time.

I am sorry! I have one in my own family that way. She had time to drag her ass and her trashy grand-daughter all over town but didn't and hasn't been to see our father in the nursing home.

Thanks all, I do appreciate the kind words and thoughts. More than you know. . . They still suck though.

It never ceases to astound me how stupid people can be. Even my own family. . .

I am now thinking my little brother got it right. Just don't talk to them and ignore them. . . You're far better off that way.  :yes:  :rant:
