Nicest lot in the development. Professionally landscaped with terraced patios...hot tub!...arbor with swing...
Inside, the house is about 600 s.f. more than I have now. (I dont need anymore space, but its nice to have). Gain a bedroom and a HUGE sunroom/family room.

Anyone ever sold a house? Id buy the new one on contingency that the old one sold. (Toss up how quick that would happen, some houses sell in a week, some are still on the market after a year!)
Would you consider renting or leasing the home until it sold? That way, you wouldn't have 2 mortgages that you would be coming up with on your own...
I doubt it...
unless it was a short term thing...
not to toot my own horn, but the house will "show" much better with my stuff in it.

Sounds wonderful Gryph! I sold a house once in three days. I priced it $10,000 below market value and it was in a very desirable area. The first day, I had 15 seperate couples with their realtors in it at the same time. I bet I had over a hundred people look at it and 15 offers. So I really ended up not even selling that much less than what I could have got.
Ive got two things going against me on selling the current house...one, there are still 12 empty lots in my "Section". I bought my house for about ten-fifteen percent less than what similar ones sell for now. BUT the builders spec houses come with "Deals" like they pay the closing costs, etc.
So, anyone who wanted in my neighborhood could build what they want. And if they are buying a ready built, they could get closing costs.
On my upside, I could price a bit lower than th ebuilders...and the inside of my house has been "stepped up anotch" beyond what a newly built one would be...
Im probably being silly. The house I have now has rooms I never use. But the new house...I could have an exercise room...etc. The payment would go up a wee bit...offset somewhat by not having to pay the higher assessments in my current "Section" of the neighborhood.
You could put it on the market and see what happens. It won't cost you anything except the aggravation of having people go through your house.
well Ive set up an appt. with a realtor...to go see the new house again...and talk about what I might get for mine.

The current owners of the house will NOT accept offers with contingencies...so no deal.

That's too bad. But I'd wait and see. If he doesn't sell it, he may change his mind. Most people already have houses they need to sell to buy another one. This does not sound like a starter home.
yeah thats what I was thinking....either its a sign, or something will change. Yeah, I dont think its a starter home...theyd have to find a buyer who had a good relocation package or deep pockets...
You know, Annie has a point. IF there are homes in your area that are already on the market and for whatever reason they aren't selling...they may be forced to accept an offer w/a contingency, just to get an offer.
Hopefully....their agent is going to try to convince them.
What Im thinking is...if I use THEIR agent to list my house...he will try extra hard to sell mine...cause then he gets two sales in one...

If their agent is going to try to convince them, I would bet they haven't had a lot of viable offers. And that's a great idea to use the same agent.
IT made sense to me, the house just came on the market this week. Maybe after CHristmas, they will change their mind...
